In April, we reached a significant milestone. The Estateguru platform has now financed more than €400 million worth of projects in Estonia. Taking the average construction cost of a new apartment in Tallinn over the past decade at €1,750/m², that €400 million could fund 4,571 two-room, 50-square-metre apartments — already the scale of a small town. It illustrates just how much Estateguru investors have contributed to developing Estonia’s living environment. The scale of that contribution is remarkable.
And that momentum is only building. April was our strongest month of the year in terms of capital invested. Investors committed €6.63 million to new loans, and repayments reached their highest level of 2026.
Spring has brought a visible uptick in activity among both borrowers and investors across the Baltics. This is consistent with the start of the construction season and the broader recovery taking hold across the region.

In April, new loans totalling €5.68 million were funded across the Baltic states, reflecting continued high activity in real estate development. For the first time this year, loan volume was highest in Estonia.

A total of €7.68 million was paid out to investors. Of this, €6.3 million represented scheduled principal repayments, €0.74 million was recovered from non-performing loans, and €0.64 million was distributed to investors as returns.

In 2023–2025, Estateguru issued loans totalling €246.5 million. By the end of April, €193.7 million (78,6%) had been repaid to investors, and €43.5 million (17,6%) is being repaid on schedule. Only €9.2 million (3,7%) from that period has been classified as non-performing, and we are actively working on recovery.
In 2026, we have issued €18.6 million in loans. Of this, €0.6 million has already been repaid and €18 million is performing on schedule.
