In January, it is a good moment to take a brief look back. Since becoming a regulated funding platform nearly three years ago, Estateguru has maintained a consistently high-quality loan portfolio. Of the €246 million originated during this period, 97% has either been repaid or is performing according to schedule, reflecting a disciplined approach to credit quality.
To ensure this approach continues as our markets grow, we have strengthened our team by appointing a Head of Baltic Real Estate Financing. The role focuses on bringing more high-quality loan opportunities to the platform across the Baltics. It also strengthens long-term relationships with real estate developers, supporting a broader and more consistent flow of investment opportunities for our investors.
In December, Estateguru surpassed 3,000 funded projects since inception — a milestone that recognises the trust and capital our investor community has committed to supporting real estate development across our markets. Thank you for making this possible!

Key Updates
Limited-time 8% return on EG Grow investments
Until 14 February, new investments made through EG Grow earn a fixed 8% annual return instead of the usual 7%. The increased rate is locked in for as long as the investment remains active in EG Grow, with interest paid out monthly.
Account Details Update
Since December, some Estateguru investors are required to complete an account details update (re-verification). This requirement stems from regulatory obligations applicable to our payment service provider, Lemonway, in France. Lemonway manages all IBAN accounts for Estateguru investors.
Investors whose details require updating will see a notification and a link on their dashboard after logging in to the Estateguru platform. Please update your account information in line with the instructions provided; otherwise, account-related transactions may be temporarily restricted.

In December, a total of €3.85 million in new loans was funded across the Baltic states. This represents a decrease compared to November, primarily due to the holiday period, during which both borrower activity and decision-making slowed as many market participants were on extended leave. The largest share of loans was originated in Latvia.

A total of €5.9 million was paid out to investors. Of this amount, €4.87 million consisted of repaid loan principal according to schedule, €0.47 million was recovered from previously non-performing loans, and €0.56 million was distributed to investors as returns.

Over the past three years, Estateguru has originated loans totalling €246.4 million. Of this amount, €173.2 million has already been repaid to investors, while €65.4 million is currently performing and being repaid according to schedule. Only €7.8 million, or approximately 3%, of the total originated volume from this period is classified as late or in default, and recovery processes are ongoing.
This breakdown highlights the consistently high quality of the portfolio across recent years, with the vast majority of loans either fully repaid or performing as agreed.
