A total of 6,778 investors participated in financing Volta Villa, with the largest individual
investment amounting to €500,000 and the smallest €50. “This project is a great example of a
long-term and well-functioning partnership, which is highly valued by our investors. The
construction of Volta Villa progressed smoothly, the developer repaid the loan in full ahead of
schedule, and investors earned a stable and attractive return,” said Estateguru CEO Mihkel
Stamm. The reconstruction of Volta Villa was financed through 13 funding rounds, raising a
total of €4.2 million, with an annual return of 10.8%.
Volta Villa is the main building of the historic Volta industrial complex in North Tallinn, which
underwent a comprehensive renovation last year, transforming it into an exclusive residential
building with 23 apartments. The renovation preserved the neo-Renaissance façade, vaulted
ceilings, and stone walls of the historic structure. Originally built between 1899 and 1900, the
building is now part of a modern 15-minute city concept, featuring residences, commercial
spaces, and a park. Estateguru and Endover have previously collaborated on several outstanding
projects in Tallinn, including Klaussoni Kommivarbik and Rocca Tower IV, which was named
the best project of 2023.
In the voting for project of the year, second place went to Suur-Karja Residents, a luxury
residential development in Tallinn’s Old Town, where 15th-century historical details have been
integrated with modern comforts. Kollane 9, a boutique development in Kadriorg, secured third
place.
In 2024, Estateguru investors financed 341 different real estate projects, totaling over €80
million. Investors on the platform earned €12.6 million in interest income last year.
