By country, investments in new real estate projects during the fourth quarter amounted to €11.6 million in Estonia, €5.2 million in Lithuania, and €3.4 million in Latvia.
“The final quarter was the most successful of the year in terms of investment volume. This strong result was driven by the autumn revival of the real estate market, which spurred greater interest from both investors and especially real estate developers,” commented Estateguru CEO Mihkel Stamm. He also noted that the quarter was the best of the year in terms of recoveries, with a total of €8.6 million successfully recovered from loans that had previously been delayed.
In December, the platform issued €6.7 million in new real estate loans. Investors received €14.5 million in repayments during the month, including €1.2 million in earned interest and €3.1 million in recovered principal from problematic loans.
Estateguru’s CEO predicts increased investor activity in the coming year, as developments in the real estate sector over the past six months have been distinctly positive. “For small-scale investors, it won’t be easy in 2025 to find returns comparable to those offered by crowdfunding, especially with collateral as strong as real estate secured by a first-ranking mortgage,” explained Mihkel Stamm. He also emphasized that, starting this year, the use of investment accounts has been expanded to include investments through licensed crowdfunding platforms, which in turn helps retail investors boost their returns.
