Property developer Everaus Kinnisvara has raised €954,000 from investors on the Estateguru platform to finance the purchase of residential development land in Rae Parish, Estonia. The loan was fully funded in just three working days, with 4,218 individual investors participating.
“This speed of funding reflects the high level of trust our investors have in Everaus Kinnisvara’s projects – trust that has been earned through a strong track record of successful developments in recent years,” commented Mihkel Stamm, CEO of Estateguru.
The 18-month loan offers investors an expected annual return of 11.5%. The funds will be used to finance 90% of the land acquisition cost. Everaus Kinnisvara is acquiring a 60,000-square-metre site, which includes 26 residential plots and designated transport land, for a new residential quarter planned just 7.5 kilometres from central Tallinn. The detailed plan for the development has already been approved, and the area will feature a mix of detached houses, semi-detached houses, and terraced homes.
“Our investors have previously financed Everaus Kinnisvara’s land acquisitions, infrastructure development, commercial buildings, and even supported capital release from completed apartments – allowing the developer to reinvest in new projects,” Stamm added. “Across these collaborations, Everaus has repaid nearly €12 million in principal and €1.2 million in interest to Estateguru investors.”
“We’ve been pleased to see such active investor participation in our projects through the Estateguru platform,” said Janar Muttik, Founder and CEO of Everaus Kinnisvara. “Crowdfunding has enabled us to reach a broader investor base that shares our vision and believes in what we are building. It also allows us to finance critical phases of development – such as land purchases and infrastructure works – that traditional banks often do not support. Given our growth strategy, we certainly plan to continue working with Estateguru in the future.”
In 2024, Estateguru investors funded 341 real estate projects, contributing over €80 million in total. Throughout the year, investors earned €12.6 million in interest income.
