A five-storey apartment building near Tartu

Repaid: €2,61M
Earned in interest: €263K
Thanks to our investors, a five-storey building with 22 apartments was completed near Tartu in December 2024. Each apartment comes with a designated parking space, and the basement floor features a sauna, gym, and storage units.
The borrower raised funding through Estateguru both for the construction of the building and for its later refinancing. The loans were secured by first-rank mortgages on apartments in the same building, and all loans have now been repaid in full. In line with the usual model, the developer refinanced the obligations at a suitable point into a long-term loan with another financial institution.

At the time of disbursement, construction of the semi-detached house had reached 85% completion, and the developer used the funding to finalise the remaining works and prepare the property for sale.
The loan was secured against a 120.3 m² apartment together with a share of the land plot, with a total valuation of €272,000. The property is an A++ energy class building located in a growing residential area with stable demand.
The loan was repaid ahead of schedule following the successful sale of the apartment.
Bridge financing for a plot purchase in Tallinn

Repaid: €2,76M
Earned in interest: €446K
The purpose of the loan was to acquire a plot in Kalamaja, one of Tallinn’s most highly valued districts, just 2 km from the city centre and 400 metres from the sea. The plot sits near Volta Quarter, Noblessner, Telliskivi Creative City, and the rapidly evolving Northern Tallinn coastline.
The borrower used the funding to purchase the plot, where a modern commercial building is planned to replace the existing old structure.
