On our auction page, you’ll find a curated selection of properties and claims available for purchase. Some of these projects are exclusively listed there, meaning you won’t find them anywhere else.
Why it matters
Purchasing a property or claim from the auction means that investors in the original loan (secured by that asset) can recover their funds. The new owner, meanwhile, may acquire a property below market value that fits their business goals. In short, everyone benefits.
Who is the real estate auction page for?
The page is designed for those looking for opportunities that the traditional real estate market doesn’t always provide. It requires available capital and a readiness to move quickly. Both private individuals and legal entities can place bids.
What can you find there?
The listings may include:
- plots of land
- apartments
- commercial buildings
- development projects
- claims
- and more
Please note: the list of projects does not include every collateral or claim for sale, only a selection of those we believe are most relevant for potential buyers.
Each listing includes details such as location, market value (based on the most recent expert valuation), background information, and a link to the relevant auction platform. These external portals are official auction sites in different countries, and they are not operated by Estateguru. In some cases, assets listed there may also be purchased directly from a bankruptcy trustee.
For certain assets, Estateguru’s own debt management entity may act as the seller. In these cases, the transaction is completed directly with us, without any intermediary fees.
How to take part in a real estate auction
Each auction portal has its own rules, but the general process is similar:
- Create an account and choose the project that interests you.
- Make the required deposit.
- Place your bid.
- Wait for the auction to close.
If your bid wins, the next steps usually are:
- Settle the payment with the bailiff or bankruptcy trustee.
- Wait for the 30-day appeal period.
- Finalise the transaction with a notary.
If the seller is Estateguru’s debt management company, simply submit your offer to debt@estateguru.co or use the form available on our website.
