It is a pleasure to begin the final portfolio overview of the year with great news. As of November, Estateguru investors have earned a total of €95 million through the platform. Next year, we expect to cross the €100 million milestone.
Another important development this year has been the launch of EG Grow, which has made investing in real estate–backed loans simpler than ever. To our delight, the product is used not only by investors with smaller amounts but also by those managing larger portfolios. It appears that monthly interest payments are an attractive feature for many investors.
As we look ahead to the new year, we remain optimistic and will continue to maintain the high quality of new portfolio originations that has become characteristic of Estateguru in recent years. While the Baltic real estate markets are moving at different speeds, Estateguru holds a clear role and a strong position in all of them.

In November, a total of €5.65 million in new loans was funded across the Baltic states. This represents a slight decrease compared to October, but still a strong result. The largest share of loans was originated in Estonia.

Repayments and recoveries
A total of €5.53 million was paid out to investors. Of this amount, €4.71 million consisted of repaid loan principal according to schedule, €0.33 million was recovered from previously non-performing loans, and €0.49 million was distributed to investors as returns.

Loan portfolio summary of recent years
In 2023 and 2024, we originated loans totalling €180 million. By the end of November, €153.2 million (85%) of this amount had been repaid to investors, while €21.1 million worth of loans are being repaid according to schedule. Only €5.7 million (3%) from these two years remains classified as non-performing, and we are actively working on their recovery.
As of the end of November, we have additionally originated €62.5 million in loans in 2025, of which 95% are performing well.
