October was a strong month for many of our investors. A total of €6.13 million in new loans was originated through Estateguru, bringing a broad range of projects to the platform. This marks a solid start to the final quarter of the year.
Investment volumes reached their highest level in 2025, and the monthly return also peaked at 11.4%. This reflects the continued popularity of real estate as an asset class.
Our company is growing as well. To meet increasing market activity and continue offering investors attractive and well-structured lending opportunities, we are expanding our loan teams across all Baltic markets. Strengthening our sales capabilities increases our commercial capacity and provides a strong foundation for continued growth into next year.

In October, a total of €6.13 million in new loans was funded across the Baltics, representing a notable increase compared with September. Growth was driven primarily by a strong month in Estonia.

Repayments and recoveries
A total of €9.66 million was paid out to investors, of which €9 million consisted of loan principal repaid according to schedule and €0.66 million was distributed as investor earnings. There were no recoveries recorded this month, reflecting the natural volatility of the recovery cycle. We expect further progress in November.

Loan portfolio summary of recent years
In 2023 and 2024, we issued a combined €180 million in loans. By the end of October, €149.9 million (83%) of this amount had been repaid to investors, while €24.6 million worth of loans are being repaid according to schedule. Only €5.6 million (3%) from these two years are classified as non-performing and we are actively working on their recovery.
As of the end of October 2025, we have issued an additional €56.8 million in loans this year, with 97% of them performing well.
