You can sell your existing loan claims or buy them from other investors on the platform. To encourage more investors to take advantage of this option, we’ve reduced the Secondary Market transaction fee from 3% to 1%.
To date, investors have completed over 191,000 sales on the Secondary Market, with a total transaction volume of more than €26 million.
How the Secondary Market Works
Returns are divided between the seller and the buyer based on how long each held the loan claim. The seller earns interest for the days the claim was part of their portfolio, and the buyer begins earning returns from the date of purchase. If you buy a claim with outstanding debt or unpaid interest, all future repayments related to that claim belong to you. Once a claim has been sold, the seller no longer has any rights to future payments.
The Secondary Market also allows you to invest in loans you may have missed during the initial funding round (if other investors decide to sell them), helping you further diversify your portfolio. Some investors also use the Secondary Market strategically, taking calculated risks to enhance their overall portfolio performance.
All loans traded on Estateguru’s Secondary Market are secured by a mortgage on real estate.
How to Buy Loan Claims on the Secondary Market
- Log in to your account and select Secondary Market from the main menu.
- If this is your first visit, review and accept the terms and conditions.
- Browse the available listings – you’ll see the price, loan status, discount rate, sale closing date, and other key details.
- Open any claim that interests you to view its full information.
- If you wish to proceed, click Buy. The transaction will only be completed once you confirm it. After the purchase, there’s a 30-day period during which the claim cannot be resold.
- The claim will be added to your portfolio. A copy of the contract will be emailed to you and will also be available in your account.
How to Sell Loan Claims on the Secondary Market
- Log in to your account and select Secondary Market from the menu.
- Click Sell Loan Claims.
- Choose the investment you want to sell. Claims purchased less than 30 days ago, or loans that are not yet fully funded, cannot be sold.
- Set your sale terms and, if you wish, apply a discount (of up to 80%).
- Click Sell Claim, review the details, and confirm the transaction.
Once your listing is live, you can cancel it at any time before a buyer commits. If no buyer is found within 14 days, the sale will automatically be cancelled. You can then relist the claim if you wish. When a buyer is found, you’ll receive a notification and the sale contract. The proceeds from the sale will be added to your Estateguru account, where you can reinvest them or withdraw the funds to your bank account.
The transaction fee is 1% of the sale amount and is paid by the seller. No fees apply to buyers.
Manage Your Investment Portfolio
Investing in property-backed loans doesn’t mean you have to wait until the borrower repays the loan. You can always offer your claim to other investors on the Secondary Market. If another investor finds it attractive, you can exit your investment earlier. With the reduced 1% transaction fee, the Secondary Market offers greater flexibility and liquidity when managing your investments.
