THE CASE

The borrower has a development project for an apartment building and row houses, yet the project is still in the preparation phase (architectural planning, design, etc.). They needed to cover the expenses while waiting for the construction permit to be issued. The loan would be refinanced with a traditional bank loan, but in the interim, the borrower needed capital, as the bank was not willing to provide financing with a plot of land as collateral.

SOLUTION

EstateGuru was able to provide financing in the form of a bridge loan, until the permanent (bank loan) financing is in place. By offering a short-term loan, the project was able to move forward with development preparation.
