EG Grow follows a defined set of rules when selecting loans. The key criteria are:
- Loan term: 6 to 18 months
- Schedule type: Annuity or bullet
- Repayment frequency: Monthly or quarterly
- Interest rate: From 10% (the difference to the investor’s 7% covers platform operations, contingency fund contributions, and risk margin)
- Maximum loan-to-value (LTV): 69%
- Collateral: Only loans secured with a first rank mortgage
Yes, the main conditions are:
- Account requirement: You need a registered Estateguru account that has completed KYC.
- Minimum first transfer: €100.
- Allocation period: Funds are allocated into loans over a period of up to 14 days. Interest begins to accrue only once each portion has been allocated.
- No early exit: Once invested, loans in the EG Grow portfolio cannot be sold on the secondary market and remain in place until borrower repayment.

Principal repayments depend on the repayment schedule of each underlying loan in your portfolio. EG Grow invests in loans with two main schedule types:
- Annuity: Principal is repaid gradually over the loan term, alongside interest.
- Bullet: Principal is repaid in a single payment at the end of the loan term.
Since your portfolio is diversified across multiple loans with different terms (6 to 18 months), repayments arrive at different times. Note that repayment timing depends on borrower performance.
No. Once your money is invested, the interest rate applied at that time is fixed and will not change for that investment.
