² – The platform reserves the right to propose a specific fee amount considering the loan amount, loan term, repayment schedule, liquidity of the asset and borrower’s background. Fx, for a loan amount of €1 000 000 with an LTV 50%, a loan term of 12 months and monthly interest payment with the principal paid at the end and strong financial background of the borrower, the intermediation fee can be proposed 2.5% from the loan amount. For a loan amount of €50 000, LTV 69%, collateral situated in the secondary city, full bullet payment schedule, the intermediation fee could be prosed 4% of the loan amount.

³ – Fx. The platform reserves the right to propose a specific administration fee amount considering the loan amount, loan term, repayment schedule, liquidity of the asset and borrower’s background. Fx, for a loan amount of €1 000 000 with an LTV 50%, a loan term of 12 months and monthly interest payment with the principal paid at the end and strong financial background of the borrower, the administration fee can be proposed 0.5% annually, paid according to the interest payment schedule. For a loan amount of €50 000, LTV 69%, collateral situated in the secondary city, full bullet payment schedule, the annual administration fee could be prosed 0%, due to specifics of the loan repayment (full bullet) and proposed intermediation fee.

 – We charge up to 40€ (2*20€) reminder fees in accordance of EC directive 2011/7/EU article 6 and local legislation where the mentioned EC directive has been implemented into.

⁷ – Portal Operator’s service fee is calculated and charged every time money is withdrawn from the virtual account by the investor

⁸ – Funds held on your Lemonway account can be used solely for your transactions on the Estateguru platform. As it is a special purpose account, it should not be used for depositing funds without the intention to invest. As inactive accounts create cost to Estateguru, an “inactive account fee” is charged from users who have deposited funds in their accounts but who have not made any new investments on the Primary or on the Secondary market for the last 12 months. Starting in April 2023, the “inactive account fee” was increased to 10 EUR per month for the first year following the 12 month period of inactivity, and will increase to 50 EUR per month thereafter. The fee will be applied monthly if there is a positive balance on the user’s account. If the user makes an investment, whether on the Primary or Secondary market, the account status will be switched to active again and no further fee applies.

⁹ – The Portal Operator is entitled to charge the Borrower the debt management fee (contractual penalty) 8,75% of the amounts due under Loan Contracts.

¹⁰ – The interest spread is the difference of the interest paid by the borrower and received by the investor. The interest spread is withheld as a fee by the portal operator prior to transferring interest payments to investors’ virtual accounts. The specific interest spread applicable for a project can be found in the project description.

¹¹ — The assets under management (AUM) fee is a passive monthly service fee which is calculated on the basis of outstanding performing principal amounts in your portfolio and charged to investors only in the case of actual returns.

The AUM fee is not calculated from late or defaulted loans. The rate of the AUM fee is 0,05% of the sum of outstanding performing principal amounts in your portfolio. Even if outstanding performing principal is 100 000 EUR or more, the maximum fee will in any case not exceed 50 EUR.

The AUM fee is connected to actual returns (which includes interest, penalties and any other ancillary payments, but does not include principal repayments) that you received within the previous month. Firstly, this means that the AUM fee is not applied if you do not receive any returns. Secondly, if you receive returns within a given month, the AUM fee will not be charged if 25% of that return is less than the calculated AUM fee.

The AUM fee calculation is performed on the 4th day of each month, based on loan statuses as of the last day of the previous month at 23:59:59. The AUM fee is debited from the user’s account on the 5th day of each month.

The AUM fee only applies to the principal balances of new loans issued on or after Nov 1, 2023 and to loans purchased on the Secondary Market from Nov 1, 2023 (regardless of the date of issue of such purchased loans).
