September closed a solid third quarter for Estateguru, with total loan origination up by 15% compared to Q2. While September volumes were slightly below the summer peak, the quarter as a whole showed strong performance. We continue to maintain a disciplined credit approach and are now focused on further increasing origination to make Q4 our strongest quarter of the year.
We also resolved our third defaulted German loan. The case went through a full legal process and represents the complete cycle of our recovery efforts in that market. Work on resolving the remaining German loans continues.
Our new product, EG Grow, designed to simplify real estate investing, passed the €1 million mark in funded volume, showing strong investor interest. In parallel, we strengthened our presence in Lithuania with a new Investor Relations Manager, further enhancing our communication and support for investors in the region.

September saw €4.66 million in new loans funded across the Baltics. Funding was evenly distributed among the Baltic markets, with Lithuania leading at €1.72 million, followed by Estonia with €1.64 million and Latvia with €1.30 million.

Repayments and recoveries
A total of €6.47 million was paid out to investors in September. This included €4.71 million in principal repayments made according to schedule, €1.08 million recovered from previously non-performing loans, and €0.68 million distributed as investor earnings. The average return for the month was 6.6%, affected by the recovery of a German loan that involved a capital loss.

In 2023 and 2024, we issued a total of €180 million in loans, of which €148.4 million (82%) had been repaid to investors by the end of September, and €25.6 million worth of loans are being repaid according to schedule. Only €6 million (3%) of loans from these two years are non-performing, and we continue active recovery efforts for these cases.
By the end of September 2025, we had additionally issued €50.7 million in loans this year, with more than 97% of them performing well.
